After more than 30 years working in homes, I’ve seen the same pattern over and over: small issues quietly grow into big, expensive problems. Leaks behind cabinets, weak bathroom fans, bad GFCI outlets, loose railings, trip hazards – most homeowners only find out about them when something breaks.
The Heartfelt Home Checkup is my signature program for changing that. It’s a one-time, 60–90-minute visit where I go through your home with a structured checklist and professional testing tools, looking for safety and comfort issues before they become emergencies. At the end, you get a clear, written report so you know what needs attention now, what can wait, and what’s just nice-to-have.

This isn’t a sales pitch, a coupon, or a long-term contract. It’s a signature, one-time visit I created for homeowners who want real peace of mind.

During your Heartfelt Home Checkup, I walk through your home the same way I would for my own family. I use a detailed checklist and tools like a GFCI tester, moisture meter, airflow tester, and non-contact voltage tester to look for:
Safety issues
Hidden water problems
Ventilation and moisture concerns
Trip and fall hazards
Comfort and accessibility improvements
It’s a focused, intentional visit – not just “while I’m here, I’ll glance around.”
What I Check During Your Signature Visit
Every home is different, but a typical Heartfelt Home Checkup includes:

General Safety

Testing smoke and CO detectors

Checking age/condition of detectors

Looking for visible signs of water damage on ceilings and walls

Kitchen

Checking under-sink plumbing for leaks

Testing GFCI outlets near the sink and counters

Inspecting caulking around the sink and backsplash

Noting any trip hazards at flooring transitions

Bathrooms

Checking under-sink plumbing and toilet connections for leaks

Inspecting caulking around tubs and showers

Testing GFCI outlets

Testing exhaust fans for noise and airflow

Looking at floors and rugs for slip/trip risks

Laundry / Utility / Basement

Checking washer hoses and valves for leaks

Inspecting utility sink plumbing

Looking around the water heater for leaks, rust, or puddles

Checking sump pump operation (if present and accessible)

Noting any moisture or musty odors

Checking furnace operation and filter condition

Stairs, Hallways & Entries

Checking interior stair railings and treads for safety

Looking for loose thresholds and trip hazards

Checking hallway and stair lighting for brightness

Noting clutter in main walkways

Exterior (within safe access)

Checking main entry steps and railings

Looking at exterior door thresholds for trip risks or rot

I tailor the walkthrough to your home and your concerns, with a special focus on safety and long-term comfort.

What You Receive After the Checkup

At the end of your Heartfelt Home Checkup, you receive a simple, written Home Health Report that organizes my findings into three categories:

Urgent – Fix Soon: Safety issues or active problems that should be addressed as soon as reasonably possible.

Next 3–6 Months: Preventive items and wear-and-tear to plan for before they turn into bigger issues.

Nice-to-Have / Comfort & Convenience: Upgrades and improvements that can make your home more comfortable, accessible, or senior-friendly.

The report is written in plain English so you can understand it, share it with family, and refer back to it when you’re ready to tackle projects.

Pricing & How Repairs Work

The Heartfelt Home Checkup is a flat $189 within my normal service area.

That fee covers:

60–90 minutes on site

A full walkthrough using my checklist and testing tools

A written Home Health Report with clear priorities

Repairs are not included in the $189.

If we find items that need repair and you’d like me to take care of them, I’ll provide a separate estimate for that work. You can decide what to do and when. There is no obligation to hire me for any repairs after the Checkup – the goal is to give you clear information and options.
